La Safor – The California of Europe

Investment
One of the few remaining traditionally “Spanish” areas along the east coast, La Safor has managed to avoid the ‘concrete jungle’ development of elsewhere. Almost unknown to north Europeans, this stunning area has surprisingly retained property prices some 25% to 30% below those for properties around the more traditional holiday regions of Murcia, Alicante, Javea and Denia. There are no objective reasons for this disparity - thus providing a window of opportunity for investors.

Valencia’s international airport (only 45 minutes from Gandia) has recently opened up to cheap flights thus, at last, making La Safor an inexpensive and easy region to access. Unspoilt and more beautiful than any other Spanish coastal region, La Safor will be affected by the pressure for fine affordable property that is building up from the over developed areas of further south. This and the extensive media coverage sponsored by the Americas Cup (hosted by Valencia) will secure and raise future property prices.

La Safor presently represents a politically safe, sophisticated and potentially very profitable place in which to buy property time.


Geography:
The La Safor area is green and lush with valleys filled with extensive evergreen citrus groves which give the landscape a scented and fertile appearance. The dramatic and impressive La Safor mountain range rises behind Gandia, the tallest peak reaching an impressive 2,500ft thus providing Gandia with a truly beautiful backdrop. Tiny pueblos nestle in amongst the orange groves and have remained largely unchanged for generations. The impressive Blue Flag beaches with their golden sand gently incline into the sea. They stretch along the shoreline for some thirteen kilometres and have an impressive range of medical stations, lifeguards and, in the summer, beach cafés.


Climate:
Valencia province benefits from 320 days of sunshine each year with average daytime temperatures ranging from 15-32 degrees Celsius. This area has a gentle climate that is truly (and technically!) temperate. Hard winters and the searing heat of other parts of Spain are virtually unknown. This allows those living in La Safor to enjoy a kind (and utterly seductive) al fresco lifestyle during a large part of the year.

Culture:
The province of Valencia has a long tradition of fiestas within a culture that remains astonishingly vibrant - and undiluted by the devastating effects of mass tourism elsewhere. A strong community spirit is constantly and obviously apparent within a tolerant, good humoured and kindly local population whose favourite expression seems to be ‘tranquilo’. Children still play freely and safely in the roads and squares with crime and aggression low. Families largely remain nuclear with many generations of one family still living closely together in the local villages and towns. The traditional siesta remains with shops and offices religiously closing between 2pm to 4pm irrespective of the time of the year. A Sunday, needless to say, remains a traditional rest day with huge family get-togethers and few bars or shops open.

Valencia city is, of course, internationally renowned for its sporting, cultural and commercial prowess. A wonderful, historic city with fabulous shopping and breathtaking architecture it has sufficient cultural attractions to satisfy the most ardent museum or theatre goer. Only 45 minutes drive from Gandia it is accessed with great ease.

Cost of Living:
There is a significant difference between the general cost of living in La Safor with that of the UK. Petrol is substantially less expensive, diesel very competitive and eating out is cheap. Seven Euros for a three course Menu del Dia is quite normal – with each course offered with several alternatives. Spanish local authority rates are a mere fraction of their counterparts in the UK. A property costing some £2,000 per annum in rates in the UK may be as little as E250 (£180) here in Spain. With so many days of sunshine, heating is used only rarely during the winter months.

Healthcare:
An extremely efficient state healthcare service is widely available here in Spain with private healthcare an affordable (but not a necessary) option.

Schooling:
Excellent schools range from pure state schools, semi-private schools and finally private schools at a fraction of the cost of an English private school. Children adjust extremely quickly and are hugely popular with their new classmates, as English is taught as an obligatory second language!

Communications:
Gandia is extremely well placed between two major airports (Alicante – 65 miles to the south and Valencia – 40 miles to the north). Valencia airport is expanding and cheap flights are now available to England from both airports.

Excellent roads connect Gandia to the north and south of Spain via the A7 motorway and a very efficient and cheap train service is available from Gandia to Valencia, making train connections to Valencia airport a viable option.

Broadband is available in Gandia and some of the surrounding areas together with a range of cheap international telephone packages. Postal services are quick and reliable.

Towns and Villages

ADOR

Ador is an appropriately named village some 10kms from both Gandia and the busy town
of Oliva. This is a place renowned for its wonderful views across a citrus covered plain
leading to Oliva and the sea. Pretty, with the La Safor mountains behind it, Ador is
charming, has narrow, intimate streets with old buildings and a range of amenities from
bars and restaurants to shops. There is also an excellent, large, communal swimming
pool.
Ador is extremely convenient as it has easy access to the N332 and the Oliva (Junction
61) junction to the arterial A7 motorway - thus allowing for quick and easy travel to the
international airports of Alicante (approx. 80 mins drive) and Valencia (forty minutes
drive).

AIGUES VIVES

Aigues Vives is inland some 40 minutes drive south of Valencia and some 30 minutes north of Gandia. The pueblo is between the busy and charming town of Tavernes and the larger town of Alzira, both of which are some 10 minutes away. Alzira has a railway station enabling easy travel to Valencia within 30 minutes. The coast and the wonderful La Safor beaches can be reached within 30 minutes drive and the quaint pueblo of Simat de Valldigne with its glorious 13th century monastery is again within 10 minutes easy drive.
The property is located within several hundred metres of the excellent international school of Alzira which teaches the English curriculum (in English) and is highly
renowned for its superb standards.
The area is green and verdant and surrounded by evergreen citrus groves. Bounding the basin are mountains that are full of excellent walking.

ALFAUIR

Alfauir is a small pueblo five minutes drive from Gandia and 10 minutes from the coast. The pueblo is small and charming with a real atmosphere of rural tranquility and community.
Communications to and from Alfauir are excellent as the Albaida road improvements have been nearly completed. Accordingly, there is quick and easy access to the arterial A7 motorway and the N322 - both of which go to Valencia and Alicante and their international airports.
The La Safor beaches are only 10 minutes drive away.

ALMISERAT

This is a village some 10 minutes drive inland from Gandia along the excellent Albaida road. The village is traditional, intimate and attractive with old properties and a natural rural way of life. The village, with Llou Nou de San Jeronimo, has a fine poliesportiu with a swimming pool and there is also a school and all amenities for day to day living, including a well regarded Valanciano restaurant.
Communications to Gandia and the beaches of La Safor are good and improving daily with the major improvements being performed on the Albaida road. This is of considerable importance to potential buyers because it is making access to villages such as Lloc Nou easier than it was some years ago. Consequently, these villages are becoming popular with foreign buyers because they can buy cheap properties in a rural area and still easily and quickly travel to the beaches and main shopping towns of Gandia and Oliva.

ALQUERIA

Alqueria is a small village located mid way between Oliva and Gandia. The village is easily accessed from the arterial N332 and has the benefit of the access point to the A7 motorway only some 3kms away. This allows extremely quick and easy access to the airports of both Valencia and Alicante.
Alqueria has a range of shops and bars and is only some five minutes or so from the justifiably award winning beaches of La Safor.

ALTEA

Altea Hills. Altea is a charming small town some 30 minutes or so from Alicante. Lively and with all amenities, Altea is easily accessed from the A7 motorway thus providing excellent communications to the east coast of Spain.
Altea Hills is an exclusive urbanisation that is located above Altea. Renowned for its superb views and fine buildings, it has it’s own superb golf complex with unrivalled facilities.

BALONES

This is a most typical inland Costa Blanca village. Situated in an area known as the
"Comptat" in the north west corner of the Alicante province its beauty is second to none.
Renowned for its breathtaking countryside and mountians, the land produces olives and
grapes making olive oil and wine plentiful at the many local cooperatives, the more
adventurous producing their own, becoming very much part of the community. Just a 30
minute drive from the marvellous city of Alicante and 40 from the airport, Balones is an
ideal village for holidays or retirement life. Overlooking the valley is the Aitna mountain,
the highest mountain in the Valencia region and offers tremendous walking and climbing.
This is a stunningly beautiful rural area.
Balones is some fifteen minutes drive from Alcoy an important industrial city
specialising in textiles. Much of the industry and also the railway was built by British
companies in the late 19th century.

BANYERES

Banyeres is a charming, rural pueblo approximately midway between Ontinyent and Alcoi. The pueblo has excellent communications and bothe Valencia and Alicante airports can be reached quickly and easily.
Banyeres has all the facilities required for day to day living including shops, bars and restaurants.
This is a beautiful area of mountains, parks and agricultural activity from olives to vines. Wonderful walks and rides abound in an area that is almost unknown to north Europeans.

BARX

Barx is a lovely, tranquil village some fifteen minutes drive north west from Gandia and twenty minutes from the La Safor beaches. Beautifully positioned amidst citrus groves in the Sierra L’Esparterola mountains, Barx is a traditional, rural Spanish village.
Barx benefits from having a lively and charming local community and is renowned for its hospitality to strangers and its superb annual fiesta which includes an exciting and eccentric water party! The area around Barx abounds with walking, cycling and climbing opportunities and has views of the mountains which are entrancing.
Barx as a full range of shops, bars and restaurants. It also has a medical clinic and pharmacy.

BENIFLA

Benifla is conveniently located within lovely citrus groves some five minutes drive from Gandia. It is also some ten minutes drive from the wonderful Blue Flag beaches of La Safor. A number of charming rural villages surround Benifla and the whole area is bordered by the gorgeous La Safor mountains which dominate the area. Benifla has an old centre and is predominantly a Spanish village with all the charm and sense of community that this represents.
Benifla has excellent communications. It is close to the Oliva junction of the arterial A7 motorway which runs the full length of the Spanish eastern sideboard. A newly constructed road links Benifla to the interior and Valencia airport is only some 50 minutes drive away

BENIJOFAR

Benijofar. This is a small town twenty minutes drive from Torrevieja and forty minutes from Alicante and its international airport.
The villa is located on the exclusive ‘Atalaya Estate’ and is within 15 minutes drive of the beach and ten minutes drive away from a popular and excellent golf course. Benijofar has the full range of amenities from bars and restaurants to shops and bank. It is also close to the legendary nightlife of Torrevieja whilst the quiet of inland Spain is easily accessed.

BENISSA

Benissa is a small town on the Costa Blanca some 60 kilometres north of Alicante on the mid-east coast of Spain – on the mainland approx. due east of the Balearic islands.
Benissa is close to the famous holiday towns of Moraira (approx. 5kms), Calpe (approx. 5 kms), Javea (approx. 15kms) and Denia (approx. 15kms). Valencia city is due north and approx. one hours drive.
Benissa is on the arterial N332 road and close to the A7 motorway (that runs parallel to the N332). The motorway is accessible from junction 63, some 3-4 kilometres from Benissa.
Benissa is about 5 kms from the sea.

BOCAIRENT

Bocairent is a gorgeous, historic and picturesque, rural pueblo situated around a hillside. It is some 10-15 minutes drive from the busy town of Ontinyent and has very fine communications to both Valencia and Alicante.
Bocairent has a full range of amenities for day to day living including shops, restaurants and bars.
This is a potentially very fine area to invest in. Prices are still very competitive, although they are starting to be effected by incoming internationals who are seeking a tranquil, rural life away from the coast.
The countryside around Bocairent is quite beautiful and unexpectedly green and fertile. There are plentiful walks, excellent cycling, good hunting and climbing - amongst other activities. This is a tranquil and blissful area in which to live.

DAIMUS

Daimus is a small town on the outskirts of Gandia that has two parts - one part that is new and on the playa, the other part is old, traditional and slightly inland from the coast.
The old, original village of Daimus is full of small, streets with old buildings, bars and amenities that have nothing to do with tourist Spain. A charming area, old Daimus is particularly favoured because of its proximity to excellent beaches, the La Safor mountain range inland and the busy, cultured town of Gandia.
Daimus can be reached from Alicante in around 90 minutes and from Valencia in less than 50 minutes.

DENIA

Denia is a lively and beautiful town justly famous for its wonderful beaches, hospitality and wealthy, cosmopolitan nature. A magnificent Arab castle that is lit up at night, acts as the focal point for the town which has a renowned Paseo with fantastic shopping combined with a bewildering array of bars and restaurants. Denia has several kilometres of superb sandy beaches and a huge marina that is set to equal that of Puerto Banus on the Costa de Sol. Massive investment has taken place to turn the marina into a sophisticated area for those wanting to indulge themselves in a superb night life combined with all the modern facilities required of those with yachts and boats.
The Denia area is green and verdant with huge groves of citrus trees. Above the town is a marvellous development of luxury housing which has matured well. Here you can buy properties with marvellous views extending along the coastline. The sea is clearly visible and at night the whole area glistens with the lights of the town, castle and passing boats.
Denia has excellent communications. It is close to Alicante airport which is reached quickly and efficiently via the arterial A7 motorway which has a ‘Denia’ junction. Further north is the great city of Valencia and its international airport which can be reached within an easy 90 minutes drive.

GANDIA

Gandia is located some 70kms south of Valencia and is easily reached from either Valencia or Alicante via the arterial A7 motorway.
A charming, vibrant town with a booming economy and hundreds of shops, bars and restaurants it is ideal for permanent living. Old streets and squares abound with the town blessed by a most glorious, tree lined main Paseo which stretches the full length of the town.
The La Safor beaches are only a few minutes drive away whilst the la Safor mountain ranges can be reached within fifteen minutes. A glorious, fun, cultured town that remains one of the secrets of east coast Spain

GANDIA BEACH

Gandia Beach. This is some 4 x kilometres from the centre of Gandia town (which is reached easily by either car or bus from the beach). Gandia beach is renowned for its international award winning Blue Flag rating and is a lively area with countless bars, restaurants and nightclubs. The beach is immaculate, sandy and safe with a superb system of lifeguards and warning flags. The beach has a long, shallow incline that allows for safe swimming for children and adults alike. It is also cleaned daily during the summer season and is accordingly absolutely spotless and astonishingly free of rubbish. There are a profusion of showers and play areas and the new, grassed promenade is a source of justifiable pride to the Beach authorities.
The whole area is maintained immaculately and stands as a showpiece for what can be done, with care and good planning, to ensure that a beach area lives up to the highest expectations of holiday makers. This may be less surprising than it seems at first - because this is where the Spanish come for their beach holidays – Gandia playa being the closest beach to Madrid. Perhaps a case of the Spanish wisely looking after their own interests!
At the southern end of Gandia beach is the port and an enclosed, efficient marina for yachts and private vessels. Resources are clearly being directed towards the port and marina with the America’s Cup competition in mind. This is being hosted by nearby Valencia in 2007, although Gandia will clearly be affected, with prices around the Playa set to rise. In this area there are also a range of shops and banks that compliment the other amenities that are spread around the beach apartments.
Valencia airport is 45 minutes drive away and is accessed easily from junction 62 that is just off the arterial N332 road. This can be reached from the playa within minutes - with the motorway accessible within ten minutes drive.

GENOVES

Genoves is located some five minutes or so from the historic and beautiful city of Xativa. Genoves is a large pueblo that has a full range of amenities from shops and bars to a health centre, pharmacy and sports centre with a communal swimming pool. A charming and close community this is a pueblo that is becoming justifiably ever more popular.
This area is real, rural Spain amidst the citrus orchards that are so important to the local economy. And yet the communications to the city of Valencia and its airport and the wonderful beaches of La Safor are excellent.

GRAU DE GANDIA

Gandia port/marina. This area is at the end of Gandia Playa and is located some five kms. from Gandia town. This is a lovely area that is part port and part marina, part original fishermen’s houses and partly reformed properties. A lively interesting area, here there are a full range of shops and banks and other amenities for day to day living. This area also benefits from being inherently busy all year round.
The Grau is quickly and easily reached from Gandia town but also is close enough to an entry point for the arterial A7 motorway (approx. 4kms) to allow for speedy communications to and from Alicante and Valencia. At both Gandia and nearby Xeraco there are train stations that go to Valencia, making a day out particularly easy.
With the America’s Cup on its way to Valencia, the ports of La Safor are going to be of real importance and extremely popular, with a direct impact upon prices of properties.

JAVEA

Javea is situated on the east coast of Spain at the northern tip of the Costa Blanca. It is some 70 kms from Alicante and its international airport and is reached easily and speedily via the excellent arterial A7 motorway.
Javea is a lively and charming town with an old centre, fine beaches and all the amenities for modern living. Inland there are mountains and gorgeous valleys that wind their way through rural areas that have changed little over the centuries.

LA DROVA

La Drova is located fifteen minutes drive from Gandia and the 7 kilometres of award winning Blue Flag beaches of La Safor. The international airports of Alicante (1 1/2hrs) and Valencia (40 minutes) are close by and easily accessible via the excellent arterial A7 motorway. Madrid is four hours drive.
La Drova must rank as one of the most beautiful, secluded and convenient urbanisations in Spain. Set some 1,500’ up in the mountains, La Drova rests within a lush valley bounded by mountains on two sides. Monduber, the highest mountain at 847m (2,500’+), dominates the area with its sharp summit clearly visible from all directions.
Five minutes drive takes one to the charming and ancient village of Barx where a traditional and vibrant Spanish life continues, as it has for generations. Here there are a range of amenities, including a pharmacy, doctor’s practice, shops, restaurants and bars.
La Drova itself has a bar/restaurant and an excellent and well run Poliusporto which has a large swimming pool, tennis court and a games facility. Wonderful walking, climbing and cycling exist in an area with air so clear and unpolluted that that the stars at night gleam with an intensity barely known in the UK.
This is an area that will absolutely seduce even the most hard hearted international traveller.

LA FONT

La Font d’en Carros is a particularly lovely rural village in the middle of evergreen citrus groves on the outskirts of Oliva. Gandia is some 8kms away with the nearest award winning beaches within a few minutes drive. Pretty, unspoilt and surrounded by citrus groves and lovely small, rural villages, La Font is extremely convenient as it has quick and easy access to both the N332 and the arterial A7 motorway. Meanwhile the foothills of the lovely La Safor mountain range are only a few minutes drive inland.
La Font has a range of bars and restaurants and all the necessary amenities for day to day living. There is also a popular polisportiu with a communal swimming pool.

LA SAFOR

La Safor is a gorgeous area located on the mid-eastern sideboard of Spain, almost adjacent to the Balearic Islands and just below Valencia (Spain’s third largest city). LAS CUMBRES

Las Cumbres (The Peaks)
This immaculate property is just above the exclusive estate of Montepino and in an area renowned for its breathtaking views, the convenience of its location and the seclusion of its properties.
Las Cumbres is located some ten minutes drive inland from Gandia and is half way up the magnificent mountain of Monduber (height 847m approx. 2,500ft). The ancient village of Barx with its shops, restaurants and traditional life is some 4 kilometres away, whilst the award winning Blue Flag beaches along Gandia’s coastline can be reached within fifteen minutes. Valencia, with its international airport, is only forty minutes easy drive, with Madrid accessible, via the arterial A7 motorway, within four hours.

LES FOIES

Les Foies has a single bar but within five minutes drive there is Barx and within ten minutes Simat de Valldigne. Gandia, the N332 and access to the arterial A7 motorway is only twenty minutes away.
Barx is a traditional rural Spanish village of some 1500 people. It has a full range of amenities including bars, restaurants, a bank, two supermarkets and bread and meat shops. There is also a sports centre with a swimming pool. Lively and charming, Barx is a village that seduces any who know it well. 10 minutes from Les Foies is the larger village of Simat with its stunning church and extensive facilities. Gandia and the La Safor beaches can be reached within an easy twenty – twenty five minute drive.
The mountains around Les Foies offer unlimited walking in totally unspoilt countryside with stunning views.
Prices within the La Drova, Barx, Les Foies area are constantly rising and bear little resemblance to a few years ago. Demand for properties in this exceptionally beautiful and convenient area will only increase as time continues.
The benefit of owning a property with letting potential should not be undervalued. This is an excellent way to subsidise a pension within a lively letting market.

LLOC NOU DE SAN JERONIMO

Lloc Nou De San Jeronimo is a village some 10 minutes drive inland from Gandia along the excellent Albaida road. LOLLERIA

L'Olleria is a charming, small, rural town that is thriving with shops, bars and restaurants. Completely unaffected by tourism, L’Olleria is surrounded by a thriving agriculture and seductively traditional Spanish way of life.
L'Olleria is situated almost due west of Gandia and is mid-way between Ontinyente and the historic city of Xativa.
Communications to L'Olleria are extremely good. The substantial improvements to the 'Albaida' road from Gandia have almost been completed thus making any trip to the coast quick and easy. It takes some forty minutes to get to the La Safor beaches. Xativa is reached equally easily via the arterial N340 which also goes to Valencia and the international airport there. The journey to Valencia airport takes some 40 minutes.
A little further inland there are huge stretches of protected land and several huge estates upon which hunting is undertaken. Meanwhile, within easy reach are a range of sports activities from climbing, walking, cycling, trial biking, quad biking, hang gliding and fishing.

LORCHA

This old, traditional village is situated in the lovely Beniarres valley which has a large reservoir that is used for boating. Overlooking the valley is the mountain of Benicadell, which at 1104m (approx. 3,300’), is one of the highest mountains in La Safor and offers tremendous walking and climbing. This is a stunningly beautiful rural area.
Lorcha is some fifty minutes drive from Gandia and about twenty minutes from the busy and lively town of Rugat.

MARXUQUERA

Situated just outside the town of Gandia is the broad valley of Marxuquera. This is a stunning valley of evergreen citrus groves that blossom in May with a wonderful, heady fragrance. The Marxuquera valley encompasses a number of small villages within the citrus groves and has as its backdrop the stunning mountains of La Safor, the highest of which reach up to over 1000m (over 3,000’).
Gandia is reached within less than ten minutes with the beaches only a few minutes further on. Communications are excellent to Valencia and Alicante airports.
This is a prime location for people who want all the benefits of a country property, whilst being within minutes of a busy town and all its facilities.

MONTEPINO

MONTEREAL

Monte Real is a small urbanisation overlooking Gandia. The estate is little more than five minutes from Gandia itself and comprises some twenty to twenty five villas.
Monte Real has excellent communications into Gandia and is close to the Gandia exit of the arterial N332. The beaches of La Safor are with ten minutes drive and Valencia can be reached within 45 minutes.

MONTERREY

Gandia, just inland of the town. Reached from the quick and efficient Albaida road, Monterrey is situated within a green bowl between the mountains and is surrounded by evergreen citrus groves. This is an area of fine, individual villas that compliment an area of real beauty and peace. It is also supremely convenient for Gandia itself and the award winning La Safor beaches and, just inland, the mountains themselves.
This is a house that is ideal for either a permanent or holiday home and also to produce extra income from the holiday Granny flat.
Monterrey is close the N332 and also to junction 62 of the A7 arterial motorway. Accordingly, Valencia (and its international airport) is easily accessed within some 50 minutes and Alicante within about 95 minutes.

MONTAVERNER

Montaverner is 35-40 kms from Gandia and 10-15kms from the wonderful cultured town
of Xativa. The communications to Montavernar are excellent and the beaches of La Safor
and Gandia itself can be reached within half an hour.
Montavenar is a large village with all amenities including a substantial poliportiu with a
swimming pool and sports facilities. There is also a train station with trains running to the
nearby town of Xativa and the substantial and interesting town of Alcoi (location for one
of the largest annual Moors and Christian fieasts in Spain) This is a busy, lively town
with a traditional culture within a proper rural part of Spain. Small streets and an ancient
and attractive church make the village both pretty and charming.
The substantial works being undertaken on the road from Madrid to Gandia make this
village a place in which to invest, as it has made access to the coast easy, practical and
fast.

OLIVA BEACH

Oliva Beach is a particularly desirable area for both the Spanish and the British with fine detached villas being rare and very much sought after.
The beach is superb with fantastic facilities. It is also very close to Oliva which is a busy and charming town with all the amenities for permanent living. The old town of Oliva is enchanting with squares and winding streets with ancient properties. There is a wide selection of bars, restaurants and shops and a real sense of life.
Oliva town is conveniently close to an exit of the arterial A7 motorway allowing easy access to both Alicante and Valencia airports. Gorgeous Gandia is only some 10 kilolmetres away.

ONTINYENT

Ontinyent is a lovely, historic town with a busy and comprehensive infrastructure – all within less than an hour’s drive from the coast. Ontinyent is due wets of Gandia and extremely well located for access to both Alicante and Valencia airports. Both are about 50 minutes drive along arterial roads.
All the necessary facilities and shops for permanent living can be found in Ontinyent together with delightful squares, ancient streets and houses. Surrounding Ontinyent are some superb estates that are remarkable for the quality of the housing, the size of the plots and the neatness of the surroundings. These estates edge onto gorgeous countryside not dissimilar to parts of Italy or France. Walking, climbing, quad biking, air sports, hunting and cycling opportunities abound -a beautiful and interesting area in which to live.

PALMA DE GANDIA

Palma de Gandia. This is some 10kms from both Gandia and the busy town of Oliva, and is a place renowned for its wonderful views across a citrus covered plain leading to Oliva and the sea. Pretty, with the La Safor mountains behind it, Palma de Gandia is charming, has narrow, intimate streets with old buildings and a range of amenities from bars and restaurants to shops. There is also an excellent, large, communal swimming pool.
Palma de Gandia is extremely convenient as it has easy access to the N332 and the Oliva (Junction 61) junction to the arterial A7 motorway - thus allowing for quick and easy travel to the international airports of Alicante (approx. 80 mins drive) and Valencia (forty minutes drive).

PALOMAR

Palomar is a beautiful little village situated only 1 minutes drive from the bustling town of Albaida. Set in the gorgeous vall d'Albaida it offers all amenities at just a stones throw away. The village itself includes a handful of shops, bars and restaurants. Palomar also has a quaint tradition called 'Planta del Xop' where the whole town gather in the main square once a year to plant a tree to symbolise new life and to commemorate any children born in the previous year.

PEGO

Pego is a lovely, vibrant small town some five or so kilometres from superb beaches. Pego is strategically located midway between the airports of Alicante and Valencia. The arterial A7 motorway, which stretches along the eastern coastline of Spain, can be accessed from either the Oliva or Denia junctions.
Monte Pego itself is a fine and justifiably popular urbanisation that is maturing extremely well. Pretty, with mature gardens and shrubs, Monte Pego is an estate that abounds with a variety of fine properties with stunning views to the sea and the coastal plain of Pego.
Monte Pego is only a few minutes drive from Pego town where all the facilities of day to day living can be found in abundance - shops, bars, restaurants etc.

PLA DE CORRALS

Pla de Corrals. This is a charming rural area some 30+ minutes from Gandia, 10 minutes from the monastery village of Simat de Valldigne and fifteen minutes from the large, character town of Tavernes. Pla de Corrals, itself, is renowned for its friendly nature and traditional rural Spanish community.

POTRIES

Potries is situated some 10kms from Gandia and is very close to the pretty and busy small town of Oliva. The A7 motorway is easily accessible from junction 61, thus providing easy travelling to Alicante or Valencia airports.
Potries, itself, is a small rural village with a full range of amenities and many old buildings, including a church that looks as though it was lifted from the English countryside.
The beautiful La Safor mountain range dominates the inland views and provides wonderful walking and climbing for those who wish to turn away from the excellent, Blue Flag beaches of nearby Oliva.

RAFELCOFFER

Rafelcoffer. This is a charming, traditional village of old houses and intimate streets situated a few minutes inland from the coast and is equidistant between Gandia and Oliva. Both of these towns can be reached from Rafelcoffer within a gentle drive of five - ten minutes. The important arterial north/south A7 motorway has an entry point at Oliva allowing Rafelcoffer to be reached easily and quickly from both Alicante and Valancia and their international airports. The La Safor mountains are very close, together with the award winning beaches on the coastline which are some 5-10 kilometres away.
The village is surrounded by orange groves, has a polisportiu, a lovely church, many fine buildings and a range of amenities including bars, restaurants and shops.

RUGAT

Rugat is twenty kilometres south west from Gandia along fine ‘A’ class roads in an area of outstanding natural beauty. The village is small, undeveloped and intimate. The larger village of Castello de Rugat is only a few minutes drive away and contains a full range of services and amenities. Looking down upon Rugat is Benicadell which, at 1,104m (approx 3,312’), is one of the biggest mountains in the La Safor range and offers fantastic walking and climbing. SANT MARTA

Santa Marta is an urbanization conveniently situated on the outskirts of Gandia within five minutes drive of the town and within sight of the mountains. The wonderful beaches of La Safor can be reached within ten minutes drive whilst the A7 motorway linking the east coast of Spain to Gandia is accessible within 10 minutes. Valencia (and its international airport) can be reached within forty five minutes and Alicante within 90 minutes.
Santa Marta is well placed for those who require the convenience of living close to a vibrant Spanish town (Gandia) whilst being on a quiet secluded and exclusive estate. The best of all worlds!

TOSSAL LES BOTES

This is, perhaps, the most exclusive estate in the La Safor area with only some ten other properties, all of extremely high standard, on the estate. Gandia is only some 5 mins drive, with easy access to the arterial A7 motorway (which runs along the east coast of Spain) only some 10 mins drive from the villa. The airports of Alicante (1 1/2 hrs) and Valencia (40 mins) are close by and allow for easy international travel. Madrid is 4 hours drive.
The property looks down upon a stunning valley of extensive citrus groves that stretch away to the base of the La Safor mountain range. This rises steeply from the valley floor and acts as a magnificent, theatrical backdrop to the views. To the east, the sea is clearly visible as a sparkling sheen.


VAL d ALBAIDA


This glorious area extends along the newly improved Albaida road and encompasses a series of ancient villages and towns set in glorious and unspoilt rural countryside. The gently rolling Albaida plain is surrounded by mountains which provide a wonderful drama to the landscape. The busy and friendly town of L’Olleria acts as the fulcrum of this area whilst the lovely, scintillating blue of the Bellus reservoir is always eye-catching.
In the Val D’Albaida you are never far from a main town whether it is Gandia, Xativa or Ontinyent – all of which are within no more than half an hours drive. This is also true of the wonderful Blue Flagged beaches of La Safor, which can be reached quickly and easily now that the main road has been upgraded.
The villages within the Val D’Albaida are noted for their friendliness and welcoming attitude to foreigners, who are still in a tiny minority. This is an area perfect for those seeking tranquility and peace within a beautiful and convenient part of Spain which has yet to be exploited.


VILLALONGA

Villalonga is one of the largest towns in La Safor with a population of some 3,500 people within a high employment area. Busy and lively, this is a place that is popular amongst the British who enjoy the stunning scenery, convenience and strong traditional Spanish community. There is also an excellent sports centre with a large and well maintained swimming pool.
Villalonga is situated some 10kms from both Oliva and Gandia. An excellent new road system allows for quick and easy access to both towns and to the award winning La Safor beaches. The arterial N332 road is close as is junction 61 of the A7 motorway. This allows Alicante to be reached within some 80 minutes and Valencia within forty minutes.
The beautiful La Safor mountains rise immediately inland from Villalonga, intersected by a lovely valley running inland towards the Beniarres valley and reservoir. Here there is spectacular walking and climbing through beautiful, unspoilt rural countryside.

XATIVA

Xativa is a beautiful and deeply historic town lying about one hours drive inland from Gandia and the La Safor coast. It was the first place in Europe to manufacture paper and is famous for a superb castle in which Hannibal’s son was born. The architecture in the old town is of some considerable note and dates back to the renaissance. It was from Xativa that the infamous Borgia family emanated and it is this sense of history that makes Xative so special. The old town is gorgeous with unspoilt old streets, some with marbled pavements and surfaces.
Xativa is nonetheless a vibrant modern town with an active commerce and many fine boutiques, shops, restaurants and bars. All the facilities of normal life exist in profusion.
Xativa also benefits from superb communications. The arterial A7 motorway is within minutes drive and this provides easy and quick travel to both Alicante and Valencia airports which are roughly equidistant in terms of time. There is also a fine railway service that also goes to Madrid.

XERACO

Xeraco is a small town overlooking the playa, some ten minutes drive north of Gandia
old town. It has extremely good communications with easy access to the arterial N332.
Furthermore, junction 62 of the A7 motorway is less than ten minutes drive away thus
Taking any trip to Alicante or Valencia quick and easy. Equally accessible are the
stunning La Safor mountains that can be reached within fifteen minutes
Xeraco has a magnificent long, clean, sandy beach that is maintained to the highest standards. Smaller and less well known than Gandia, Xeraco nonetheless has a fine range of amenities and the same wonderful beach. To Xeraco’s credit it has also controlled new developments, so that the height of apartment blocks tend to be no more than four stories high. This gives the town an intimate and pleasant feeling.

XERESA

Xeresa is a large village some five minutes drive from both Gandia town and the wonderful beaches of Xeraco. The village is just off the N332 and close to junction 62 of the A7 arterial motorway. Accordingly, Valencia (and its international airport) is easily accessed within some 30 minutes and Alicante within about 90 minutes.
Xeresa is a traditional Spanish village but one that is also extremely well provided for. It has a full range of amenities including a polisporto with a large swimming pool, many shops, banks, bars and restaurants. It also has a concert centre - making the village peculiarly well cultured. The village sits within a bowl with mountains effectively on three sides thus allowing for only a single entry and exit point. This means that the village avoids all the disruption and noise of through traffic.
Xeresa, because of its particular location benefits from being close to Gandia and the beach but just far enough away to avoid being affected by either. This is a secluded place in which to live and yet one with a lively and charming Spanish community. With property pressures applying to Gandia, fine, original houses in Xeresa are going to become rare and increasingly expensive.
